Roof Pricing in The CSRA

Most roofing projects don’t have a fixed price because cost depends on size, material, condition, access, and what’s found during inspection. But that doesn’t mean you should be left guessing. Below you’ll find realistic ranges, what drives cost up or down, and how to compare quotes confidently.

Extra Tear-off Layers

Adds $0.50–$0.75/sq ft

Why some Companies Cost More - and Why some cost less

Higher-Priced Companies Often Include
  • Attic inspection before quoting

Catches ventilation and structural issues early

  • Detailed scope of work

In depth "home inspection" style report with photos & description of work to be performed

  • Named material brands with specs

Atlas, IKO, Owens Corning, GAF — not "standard shingles"

  • Proper tear-off and disposal included

Not a line item you'll see later

  • Decking allowance priced upfront

    Per-sheet pricing disclosed before contract

  • Flashing and ventilation addressed

Not reused or skipped to reduce cost

  • Stronger workmanship warranties

    Manufacturer-backed coverage, not verbal promises

  • Cleanup protection documented

    Landscaping, driveways, and interiors protected

  • Licensed, insured, and permitted crews

You're not liable if something goes wrong

  • on site W2 job foreman to supervise crews

Your foreman will answers questions and concerns and document work with photos

Lower-priced companies may be missing
  • No attic inspection

Ventilation problems found after the job starts

  • Limited Scope of Work

Little to no information on the work that will be done and how it will be completed

  • Vague or missing material brands

"30-year shingle" means nothing without a brand

  • Tear-off excluded or underpriced

Added as a change order mid-job

  • No decking line item

Surprise charge when rot is discovered

  • Flashing reused or skipped

    Biggest source of premature leaks

  • No written warranty

Or warranty that disappears with the company

  • Minimal cleanup or protection

Nails in the lawn, dents in gutters

  • No license, insurance, or permits

Homeowner is liable for injuries or code violations

  • No project supervision

No company employee on site to monitor and hold sub contractors accountable with proper documentation.

  • The cheapest quote is often the most expensive project.

Change orders, skipped steps, and failed workmanship typically cost more to fix than the original price gap. When comparing quotes, compare scope — not just the bottom line.

Common Questions

Everything You Need to Know

How much does a new roof cost in Aiken / Augusta?

The cost of a new roof depends on several factors, including your home’s size, roof complexity, material selection, pitch, accessibility, and any underlying repairs that may be needed. Most homeowners in the Aiken and Augusta area can expect roof replacement costs to range anywhere from several thousand dollars to well over $20,000 depending on these variables.

That’s why we provide instant ballpark pricing online and offer free in-person inspections for homeowners who want a detailed quote.

Why do roofing quotes vary so much?

Not all roofing companies include the same scope of work, materials, warranties, labor standards, or overhead costs. Some estimates may exclude important items such as decking replacement, ventilation upgrades, permit fees, or cleanup.

Additionally, some companies intentionally provide low initial prices only to increase costs later through change orders and add-ons. Always compare quotes carefully to ensure you’re comparing the same products, warranties, and scope of work.

Why might my estimate and final contract price differ?

Our online estimator is designed to provide a realistic starting point based on the information available. However, a final contract price is created after an in-person inspection where we can accurately measure the roof, inspect existing conditions, verify material requirements, and identify any issues that aren’t visible from the ground.

The more information we gather during the inspection, the more accurate your final price becomes.

What's the difference between a "ballpark" and a real estimate?

A ballpark estimate is an approximate price range based on general information about your home. It helps you understand what a project may cost before scheduling an inspection.

A formal estimate is created after we visit your property, take measurements, inspect the roof, evaluate conditions, and determine the exact scope of work. This is the number used for your contract and project planning.

What causes the final contract to come in higher than the estimate?

The most common reasons include:

  • Hidden wood rot or damaged decking
  • Multiple existing roof layers that require additional removal
  • Ventilation upgrades required to meet code
  • Structural damage discovered during inspection
  • Additional accessories or upgrades selected by the homeowner
  • Measurement adjustments after a detailed roof inspection

If we identify anything that affects pricing, we’ll explain exactly why before any work begins.

Can the final price come in lower than the estimate?

Yes. While less common, it does happen.

Occasionally we find that the roof is smaller than expected, requires fewer materials, or doesn’t need repairs that were initially anticipated. When that happens, those savings are reflected in your final proposal.

Our goal is to provide accurate pricing—not inflate costs.

What should be included in a roofing quote?

A professional roofing quote should clearly outline:

  • Roofing material manufacturer and product line
  • Scope of work with photos and description of work to be done
  • Tear-off and disposal details
  • Underlayment specifications
  • Flashing and ventilation work
  • Warranty information
  • Cleanup procedures
  • Payment terms
  • Any potential additional costs

If a quote seems unusually low, make sure these items aren’t being omitted.

What happens if you find rotten decking?

Rotten or damaged decking cannot legally or safely be covered with new roofing materials.

If we discover damaged decking during the project, we’ll document the issue, show you the affected areas, and discuss the necessary repairs before proceeding. Decking replacement is typically charged based on the amount of wood that needs to be replaced.

Fortunately, most homes only require limited repairs, if any.

Do you charge for estimates?

No. If you have a current roof problem estimates are free.

South Point Roofing & Gutters provides free roof inspections and estimates for homeowners throughout the Aiken and Augusta area. We believe you should be able to understand your options and pricing before making a decision.

You can also use our online roof pricing calculator to get an instant ballpark estimate before scheduling an inspection.
